By accessing or using the VersaVentures website, mobile application, or any of our real estate services, you agree to be bound by these Terms of Service ("Terms"). These Terms constitute a legally binding agreement between you and VersaVentures Business Brokerage Services, a company registered and operating under the laws of the Republic of the Philippines.
If you do not agree to these Terms, please do not use our services. Your continued use of our services constitutes acceptance of any modifications to these Terms.
Important: These Terms are governed by Philippine law and subject to the jurisdiction of Philippine courts.
VersaVentures Business Brokerage Services is a licensed real estate brokerage company operating in the Philippines. We are:
- Licensed by the Professional Regulation Commission (PRC) to practice real estate brokerage
- Registered with the Department of Trade and Industry (DTI)
- Compliant with Bangko Sentral ng Pilipinas (BSP) regulations for real estate transactions
- Authorized to facilitate property transactions throughout the Philippines
VersaVentures provides the following real estate services:
Brokerage Services
- Property buying and selling facilitation
- Property rental and leasing services
- Property management and maintenance coordination
- Market analysis and property valuation
- Investment consultation and advisory services
Digital Platform Services
- Online property listings and search functionality
- Client matching and recommendation system
- Document management and transaction tracking
- Communication and inquiry management

Note: All services are provided in accordance with Philippine real estate laws and PRC regulations.
As a user of our services, you agree to:
Account and Information
- Provide accurate, current, and complete information during registration
- Maintain the security of your account credentials
- Notify us immediately of any unauthorized use of your account
- Update your information promptly when it changes
Lawful Use
- Use our services only for lawful purposes and in accordance with these Terms
- Comply with all applicable Philippine laws and regulations
- Respect the intellectual property rights of VersaVentures and third parties
- Not engage in fraudulent, deceptive, or harmful activities
Property Transactions
- Provide accurate information about properties you list or inquire about
- Verify property ownership and legal status before listing
- Cooperate with due diligence and verification processes
- Honor agreements and commitments made through our platform
You are prohibited from using our services for the following activities:
- Listing properties you do not own or are not authorized to represent
- Providing false or misleading information about properties or your identity
- Attempting to circumvent our security measures or access unauthorized areas
- Using our platform for money laundering or other illegal financial activities
- Harassing, threatening, or discriminating against other users
- Copying, reproducing, or distributing our content without permission
- Interfering with the proper functioning of our website or services
Warning: Violation of these prohibitions may result in immediate termination of your account and legal action under Philippine law.
Commission Structure
Our fees are based on successful transactions and are governed by Philippine real estate industry standards:
- Property Sales: Commission ranges from 3% to 6% of the transaction value, as agreed in the listing agreement
- Property Rentals: Typically one month's rent, shared between landlord and tenant as per agreement
- Property Management: Monthly fee based on percentage of rental income (typically 5-10%)
Payment Terms
- All fees are subject to applicable Philippine taxes (VAT, withholding tax, etc.)
- Payment is due upon successful completion of transactions
- We accept payments via bank transfer, check, or other agreed methods
- Refund policies are outlined in individual service agreements
Transparency: All fees and commission structures will be clearly disclosed before you engage our services.
All content on our website and platform, including but not limited to text, graphics, logos, images, software, and functionality, is the property of VersaVentures or its licensors and is protected by Philippine and international copyright laws.
Your Rights
- You may use our platform for personal, non-commercial property-related activities
- You may print or download content for your personal use
- You retain ownership of content you submit (property photos, descriptions, etc.)
License to VersaVentures
By submitting content to our platform, you grant VersaVentures a non-exclusive, royalty-free license to use, display, and distribute that content for the purpose of providing our services.
Service Disclaimers
- We provide real estate brokerage services but do not guarantee the accuracy of all property information
- Property values and market conditions can change rapidly
- We recommend independent legal and financial advice for all transactions
- We are not responsible for the actions of third-party service providers
Limitation of Liability
To the extent permitted by Philippine law, VersaVentures' liability is limited as follows:
- Our total liability shall not exceed the amount of commission received from the relevant transaction
- We are not liable for indirect, consequential, or punitive damages
- We are not responsible for losses due to market fluctuations or external factors
Note: Some limitations may not apply under Philippine consumer protection laws.
Your privacy is important to us. Our collection, use, and protection of your personal information is governed by our Privacy Policy, which complies with the Philippine Data Privacy Act of 2012.
By using our services, you consent to the collection and use of your information as described in our Privacy Policy. You have rights under Philippine law regarding your personal data, including the right to access, correct, and delete your information.
These Terms of Service are governed by and construed in accordance with the laws of the Republic of the Philippines. Any disputes arising from these Terms or your use of our services shall be subject to the exclusive jurisdiction of the courts of the Philippines.
Dispute Resolution
We encourage resolution of disputes through:
- Direct negotiation and communication
- Mediation through the Philippine Mediation Center Network
- Arbitration under the rules of the Philippine Dispute Resolution Center
- Court proceedings as a last resort
Either party may terminate the use of our services at any time:
User Termination
- You may close your account at any time
- Ongoing transactions will be completed according to existing agreements
- Your data will be handled according to our Privacy Policy
VersaVentures Termination
We may terminate or suspend your account for:
- Violation of these Terms of Service
- Fraudulent or illegal activity
- Non-payment of agreed fees
- Breach of professional standards
We may update these Terms of Service from time to time to reflect changes in our services, applicable laws, or business practices. We will notify you of material changes by:
- Posting the updated Terms on our website
- Sending email notifications to registered users
- Displaying prominent notices on our platform
Your continued use of our services after the effective date of any changes constitutes acceptance of the updated Terms.
